Alef Group is a Sharjah developer led by CEO Raed Kajoor Al Nuaimi. It is best known for Al Mamsha, a walkable mixed-use community in Muwaileh, New Sharjah, where buildings are being handed over and retail is already opening. Its other communities include Hayyan, Olfah and, since June 2026, Linar, an AED 4 billion waterfront development in Al Mamzar and the group’s first direct waterfront project.
What makes Alef different from the Dubai developers most overseas buyers compare against is the design idea and the price point. Its communities are planned to be walked rather than driven, with shops, cafes and parks inside the development, and Olfah is designed around a forest landscape. Alef has also partnered with Emaar Hospitality on Palace Residences Al Mamsha, a branded project. All of this comes at Sharjah prices, typically well below comparable Dubai stock.
For buyers, the practical point is that Sharjah is a different market from Dubai. It has its own land registry, its own ownership rules and a smaller resale and rental market. Foreign buyers can own in designated areas, but the terms should be checked project by project. Alef suits end-users and long-term holders who want a finished, walkable community near Dubai at a lower entry price, rather than buyers looking for a quick exit.
The Alef release I currently cover is Seef Residences, a beachfront community on Al Khan Open Beach in Sharjah, close to the Dubai border.
Three reasons this developer comes up with off plan buyers looking at Sharjah.
Seef Residences sits directly on Al Khan Open Beach, minutes from Al Qiyadah Metro, Al Qasba and the Dubai border. Buying in Sharjah gets you waterfront at a far lower entry price than comparable Dubai stock, which is the main reason Alef comes up with first-time and budget-conscious buyers.
Al Mamsha buildings are being handed over and its retail is opening, and construction contracts for the final phase of Hayyan were awarded in 2026. You can see what a finished Alef community looks like before you commit to a new one.
Sharjah resale and rental markets are smaller and slower than those in Dubai. Ownership rules for foreign buyers also differ from Dubai. Values move with the wider market and no return is guaranteed. If you may need to sell within two years, this is not the right purchase.

every one of them without getting on a plane.
Shortlist and hold
I share live Alef availability, including floors, views and unit types, and hold your preferred unit while you review the numbers. No cost to hold.
Reservation
Sign the reservation form and pay the booking deposit set out in the current price list.
Contract and registration
The Sale and Purchase Agreement is issued and the unit is registered with Sharjah's real estate registration authority. I confirm the ownership terms and fees for your nationality before you sign. All of it can be completed remotely or by power of attorney.
Milestone payments
Instalments follow the schedule in your agreement and are paid into the project escrow account named in it. Never to me.
Handover
Snagging inspection, final payment and key collection. I can arrange leasing or property management afterwards.
Share a few details and I will come back with pricing, availability and the full payment plan, usually within 24 hours.
A waterfront district in central Sharjah, between Al Khan Lagoon, Al Mamzar Lake and the open beach, close to the Dubai border. Seef Residences sits on an approximately 3-hectare beachfront plot here, with 1, 2 and 3 bed apartments and a small number of penthouses, landscaped gardens and direct beach access. Suits buyers who want beachfront close to Dubai at a Sharjah entry price and are comfortable holding to completion.

Alef builds in Sharjah, principally in New Sharjah around Muwaileh and University City, and in Al Mamzar on the Sharjah waterfront next to Dubai. It is not a Dubai developer.
Yes, in designated areas where ownership is open to foreign buyers. The terms set by Sharjah differ from those in Dubai and Abu Dhabi, so confirm the ownership type for the specific project and your nationality before committing.

It depends on what you want. Sharjah usually offers a lower entry price and strong demand from people who work in Dubai, but resale and rental markets are smaller and slower. It suits end-users and long-term holders better than buyers who may need a quick exit.
Off plan payments should be made into the project escrow account named in your agreement rather than to the developer directly or to any agent. Confirm the escrow details in the contract before paying anything.
A purchase at or above AED 2 million may make you eligible for the 10 year property investor Golden Visa. The threshold is federal rather than emirate-specific. Whether an off plan unit qualifies before handover depends on your payment position and the ICP rules in force when you apply, so confirm current requirements before buying for residency purposes.
