About developer

Who Aldar are and what they build

Aldar Properties is Abu Dhabi’s largest listed developer, traded on the Abu Dhabi Securities Exchange, and the company behind much of what Yas Island, Saadiyat Island, Al Reem Island and Al Raha Beach look like today. Aldar does not only build homes. It also owns and runs malls, schools, hotels and offices across the emirate, which means it keeps a long-term stake in the communities it sells into rather than leaving at handover.

What separates Aldar from most developers in the UAE is how closely it is tied to Abu Dhabi’s own growth plans. It works with government partners on large master communities, launches in phases across the same districts year after year, and tends to be first to use new market infrastructure. In September 2026 it became the first developer in Abu Dhabi to complete an off plan mortgage under the new ADREC framework, which lets the financing bank be registered before handover. For an overseas buyer, that is the kind of detail that makes a purchase easier to finance.

Aldar’s range is wide. At one end sit standalone waterfront villas on Yas Island and at Marsa Al Saadiyat. At the other sit apartment communities aimed at end-users and first-time investors. Some Aldar communities are reserved for UAE nationals, and Aldar now also builds in Dubai through its partnership with Dubai Holding. So “an Aldar property” tells you very little on its own. What matters is which community, and whether it is open to your nationality.

Investor appeal

Why buyers choose Aldar

Three reasons buyers pick Aldar for Abu Dhabi property, and the caveats that go with them.

A listed developer with a long delivery record

Aldar is publicly listed and reports its results openly, so its financial position is visible rather than taken on trust. It has been delivering communities across Abu Dhabi for well over a decade. For an overseas buyer paying instalments against a building that does not exist yet, that visibility matters more than any brochure line.

Communities that keep getting investment

Aldar launches in phases across the same districts, so Yas Island and Saadiyat keep gaining schools, retail and public space as new phases arrive. Buying into an Aldar district means buying into a place the developer is still investing in, not one it has finished with.

Abu Dhabi buyer rules are getting easier

Freehold in investment zones is open to all nationalities, and Abu Dhabi's new framework now allows off plan mortgages to be registered before handover. Aldar was the first developer to complete one. That widens the pool of buyers who can finance a purchase, which supports demand.

Read the launch numbers properly

Recent Aldar launches have sold quickly, and that is often quoted as proof of value. Fast sell-outs show demand at launch, not what a unit will be worth at handover. Abu Dhabi's resale market before handover is also thinner than Dubai's, so plan to hold to completion unless you are told otherwise in writing.
What the record genuinely supports: Aldar delivers, and its core districts have held their appeal. What it does not support: any specific return on a specific unit.

And the honest counterpoint

Aldar's waterfront villas carry premium pricing, and its apartment communities are a very different investment from its villa estates. Some launches are also open to UAE nationals only. Judge the community and confirm your eligibility, not just the logo.

HOW TO BUY

Buying an Aldar property step by step

Five steps from first call to keys in hand. You can complete
every one of them without getting on a plane.

01

Shortlist and hold
I share live Aldar availability, including plot positions, unit types and views, and hold your preferred unit while you review the numbers. No cost to hold.

02

Reservation
Sign the reservation form and pay the booking deposit. On recent Aldar launches this is commonly 5 to 10 percent, depending on the project.

03

SPA and ADREC registration
Aldar issues the Sale and Purchase Agreement and the unit is registered with the Abu Dhabi Real Estate Centre. The 2 percent registration fee is paid at this stage. All of it can be completed remotely or by power of attorney.

04

Instalment payments
Instalments are paid into the regulated project escrow account and released to Aldar against verified construction progress. Not to Aldar directly, and never to me.

05

Handover
Snagging inspection, final payment, key collection. I handle handover and snagging for buyers who bought through me, and can arrange leasing or property management afterwards.

PAYMENT PLANS

How Aldar payment plans work

Aldar sells off plan on construction-linked plans. You pay a booking deposit on reservation, then instalments during the build, then a final balance at handover. The split is usually written as three numbers, for example 5/45/50: 5 percent on booking, 45 percent during construction and 50 percent at handover. The exact split changes from launch to launch, so always read the price list for the specific project.

A worked example from a live Aldar launch

Yas Riva Reserve on Yas Island has been marketed with half of the price paid before completion and half on handover. That keeps your outlay low during the build, but it means the single largest payment you make lands at the end, years from now. I confirm every plan against Aldar's current price list before you reserve.

The number to plan around is always the handover payment.

On a villa at AED 8 million, a 50 percent handover balance is AED 4 million due in one payment. Decide now whether that will be cash or finance. If it is finance, accept that mortgage conditions several years out cannot be known today. This is the most common way off plan buyers get into trouble, and it is entirely avoidable if you think about it at reservation rather than at handover.

Off plan mortgages in Abu Dhabi have changed.

Under the new Abu Dhabi Real Estate Centre framework, the financing bank can now be named on the mortgage registration before handover. Aldar completed the first one in September 2026. If you plan to finance part of the price, ask me which current Aldar projects your bank will lend on before you reserve.

Costs on top of the price:

The 2 percent ADREC registration fee plus admin charges, Aldar's own administrative fees, and the annual service charge once you take handover. The service charge is the cost overseas buyers most often leave out of their yield calculation, and on a waterfront villa community it is not a rounding error.

Aldar communities

A short introduction to each district where Aldar is most active.

Yas Island

Abu Dhabi’s leisure island, home to Yas Mall, Yas Marina Circuit, Ferrari World and Yas Links. Aldar is still releasing villa and apartment communities here, including Yas Riva Reserve and Yas Riva Residences.

Saadiyat Island

Abu Dhabi’s cultural district, with the Louvre Abu Dhabi, natural beaches and some of the emirate’s highest-value villas. Talay, the first community at Marsa Al Saadiyat, is Aldar’s latest launch here.

Al Reem Island

A high-density island beside the city centre, mostly apartment towers with strong rental demand from professionals working in the capital.

Al Raha Beach

A waterfront district between the city and Yas Island, home to Aldar’s headquarters, with canal-side apartments and townhouses.

Dubailand, Dubai

Aldar’s first Dubai communities, built in partnership with Dubai Holding. Haven focuses on wellness living and Athlon on active living, both with villas and townhouses.

Aldar: common questions

Aldar Properties is a public joint stock company listed on the Abu Dhabi Securities Exchange, with shares held by institutional and retail investors. It reports its results publicly every quarter.

Aldar is best known for developing large parts of Yas Island, Saadiyat Island, Al Reem Island and Al Raha Beach, and for owning and operating malls, schools, hotels and offices across Abu Dhabi alongside its residential communities.

Aldar’s live off plan releases change as new phases launch and existing ones sell out. The projects listed on this page are the Aldar releases currently available through H&S Real Estate, with prices and payment plans confirmed against Aldar’s latest price list.

Aldar sells off plan on construction-linked plans, with a booking deposit on reservation, instalments during construction and a final balance at handover. The split varies by project, with some recent launches placing as much as half of the price at handover.

Yes, in Abu Dhabi’s designated investment zones, which include Yas Island, Saadiyat Island and Al Reem Island. Buyers of all nationalities can own freehold there with no residency requirement. Some Aldar communities are reserved for UAE nationals, so confirm eligibility for the specific project before you reserve.

Yes. Aldar has launched communities in Dubailand, including Haven and Athlon, through its partnership with Dubai Holding. Those purchases are registered with the Dubai Land Department and follow Dubai rules and fees, not Abu Dhabi ones.

Yes. Reservation, the Sale and Purchase Agreement and registration can all be completed remotely or through a power of attorney, and a video walkthrough of the plot, unit and surroundings replaces the site visit.

It has become easier. Under the new Abu Dhabi Real Estate Centre framework, banks can be registered on an off plan property before handover, and Aldar completed the first such mortgage in September 2026. Lending terms still depend on your bank and your own circumstances.

Service charges are annual fees paid by owners for maintenance, security, cleaning and management of the building or community. They are charged per square foot and set per community, and they vary widely across the Aldar portfolio. Always ask for the projected service charge for your unit and include it in any yield calculation.

A property purchase at or above AED 2 million currently meets the value threshold for the 10 year property investor Golden Visa, so a buyer may qualify. Eligibility is not automatic and depends on the registered value, the status of the purchase, your payment position on an off plan unit, and the ICP rules in force when you apply.

Off plan payments in Abu Dhabi are paid into a regulated project escrow account rather than directly to the developer, and released against verified construction progress. This protects your money from being spent elsewhere. It is not a guarantee of delivery on schedule.

Aldar launches new phases throughout the year rather than on a fixed schedule, and the best units are often allocated before the public launch. I keep an early-access list and notify it ahead of each Aldar launch I have an allocation for.
