Seef Residences, Al Khan

Seef Residences is a beachfront development by Alef Group at the top of Al Khan, on Maryam Island in Sharjah. Five residential buildings sit across a 30,287 sqm waterfront with around 100m of direct beach frontage, a public promenade and 1,500 sqm of retail and dining, at the gateway of Al Mamzar Lake, Al Khan Lagoon and the Arabian Gulf. Building 4 is the current release: 206 residences from AED 895,000, completing September 2030.

Beachfront Living, At a Sharjah Price

The entry point here is what makes Seef Residences unusual. A one bedroom in Building 4 starts from AED 895,000 for 61 sqm, a two bedroom from AED 1,295,000 for 88 sqm, and a three bedroom from AED 2,195,000 for 146 sqm. That is beachfront product at a price point that does not exist on comparable Dubai or Abu Dhabi coastline. Building 4 holds 206 residences in total: 104 one bedrooms, 90 two bedrooms and 12 three bedrooms, so the larger layouts are genuinely scarce at just 6% of the building.

Specification is above the usual Sharjah standard. Ceiling heights are 3.3m in living rooms and bedrooms, with premium built-in wardrobes, open or closed kitchens depending on layout, dedicated laundry cabinetry in selected residences, and a maid’s room in selected three bedroom layouts. Kitchens combine cabinetry, appliances and porcelain flooring. Bathrooms feature porcelain, backlit mirrors and walk-in showers. Smart home automation, individual AC controls and LED lighting come as standard. The architecture is contemporary coastal with restrained neo-art-deco references, horizontal balcony bands and selective arches that nod to Sharjah’s heritage.

Amenities

Seef Residences Amenities

Amenities sit on the Level 3 pool and leisure decks, wrapped around a landscaped internal garden, with a publicly accessible waterfront promenade running along the beach below. Building 4 completes on 30 September 2030 and is offered on a 30/70 payment plan. Alef Group is a Sharjah based developer, and this is a primary market launch sold direct from the developer. If you are buying from overseas, note that property tenure for non-GCC nationals in Sharjah works differently to Dubai and Abu Dhabi: it is typically granted as a long term usufruct right rather than outright freehold title. We will confirm the exact tenure on this project in writing before you commit, along with the full payment schedule.

WHY OFF-PLAN

Benefits of buying off-plan property

Off-plan units are typically priced below equivalent completed stock, and the cost is spread rather than paid at once. Launch pricing is usually the lowest the developer will offer for that project.
Construction-linked schedules, and in some projects post-handover plans, keep cash flow manageable. For overseas buyers this often removes the need for UAE mortgage financing during the build.
At launch you choose from the full inventory: floor, aspect, layout, and view. By the time a project completes, the best-positioned units are long gone.
Buyers may benefit from price movement between launch and handover in active UAE corridors. Property values can fall as well as rise, and no return is guaranteed.

Before you commit

Off-plan is not risk-free. Completion dates can move, the finished unit can differ from the renders, and you are committing capital to something you cannot inspect. Escrow regulation protects your payments against misuse, but it does not guarantee delivery on schedule or a particular resale value. Check the developer’s track record on handover dates, read the SPA’s delay and compensation clauses, and understand the resale restrictions before you sign.

Seef Residences, Al Khan: common questions

Seef Residences is a waterfront residential development by Alef Group at the top of Al Khan, on Maryam Island in Sharjah. It comprises five residential buildings across a 30,287 sqm waterfront, three fronting the beach directly and two elevated above a three-level podium, arranged around a landscaped internal garden with a publicly accessible waterfront promenade and curated dining.
Building 4 is the current release. It holds 206 residences with a total built-up area of 22,984 sqm, a GFA of 20,800 sqm and a net saleable area of 17,648 sqm. The mix is 104 one bedrooms (50% of the building), 90 two bedrooms (44%) and 12 three bedrooms (6%). Other buildings in the development carry different layouts, so tell us what you are looking for and we will check what is released.
In Building 4, one bedroom residences are 61 sqm starting from AED 895,000, two bedrooms are 88 sqm starting from AED 1,295,000, and three bedrooms are 146 sqm starting from AED 2,195,000. These are the developer’s published starting prices and the final figure depends on floor level and orientation, with sea-facing units priced above garden-facing ones.
A 30/70 structure: 30% across the construction period and 70% on handover. The exact instalment dates and percentages are set by Alef Group on the project payment schedule, so confirm them in writing before you book.
The anticipated completion date for Building 4 is 30 September 2030. Off-plan completion dates are set by the developer and can move, so read the delay and compensation clauses in the Sales and Purchase Agreement before signing.
Amenities sit on the Level 3 pool and leisure decks and include a quiet lap pool and a family pool, a kids’ splash pad and outdoor play areas, swimming pool cabanas and majlis seating, a sunrise yoga deck and outdoor fitness zone, separate male and female gyms, a teen recreation and youth activity centre, a sensory garden, a shuffleboard court and table tennis, a BBQ and communal dining garden, and restrooms, lockers and showers. Beyond the building, there is a beachfront promenade with around 1,500 sqm of retail, F&B, cafes and kiosks.
Approximately 100m of direct beach frontage, 150m of canal waterfront and 125m along Al Khan Lagoon, with sea views from three sides and open-water access. The development is surrounded by Khan Open Beach and sits at the gateway of Al Mamzar Lake, Al Khan Lagoon and the Arabian Gulf.
Alef Group quotes 10 to 15 minutes to Al Mamzar and the Dubai border, 15 to 25 minutes to Dubai International Airport, 20 to 30 minutes to Burj Khalifa and Dubai Mall, 30 to 40 minutes to Mall of the Emirates and 35 to 45 minutes to Dubai Marina and JBR. Sharjah International Airport is 22 to 25 minutes. Locally, Matajer Al Khan is 4 to 6 minutes, Victoria International School of Sharjah 5 to 7 minutes, Oriana Hospital 5 to 10 minutes, and Al Khan Lagoon and Al Khan Beach Park 2 to 5 minutes.
Yes, in designated projects, but the tenure works differently from Dubai and Abu Dhabi. Sharjah generally grants non-GCC nationals a long term usufruct right, commonly 100 years and renewable, rather than the outright freehold title used elsewhere in the UAE. In practice it gives you the right to occupy, lease and sell, but it is not the same legal instrument. Ask us to confirm the exact tenure and term on this specific project in writing before you commit, because it is the single most important difference between buying in Sharjah and buying in Dubai.
Not at the entry price. The UAE property route to a 10 year Golden Visa generally requires a purchase at or above AED 2 million, so a one bedroom at AED 895,000 or a two bedroom at AED 1,295,000 would fall below that threshold. The three bedroom residences starting from AED 2,195,000 would clear it on price. Golden Visa eligibility rules are set by the ICP, vary by emirate and property type, and change periodically, so if residency is your main objective, confirm current requirements before buying rather than assuming.
Premium built-in wardrobes, open or closed kitchens depending on unit type, dedicated laundry cabinetry in selected residences, a maid’s room in selected three bedroom layouts, spacious balconies and 3.3m ceiling heights in living rooms and bedrooms. Bedrooms have integrated storage and lighting. Kitchens combine cabinetry, appliances and porcelain flooring. Bathrooms feature porcelain, backlit mirrors and walk-in showers. Smart home automation, individual AC controls and LED lighting are included.
