About developer

Who Modon Properties are and what they build

Modon is the developer behind Hudayriyat Island, the Abu Dhabi masterplan built around sport, beaches and open space and connected to the mainland by tunnel. It is the real estate development arm of Modon Holding, an Abu Dhabi company listed on the Abu Dhabi Securities Exchange.
What makes Modon different from the Dubai developers most overseas buyers compare against is that it is not building individual towers into an existing city. It is delivering a whole island from scratch, including the infrastructure, the beaches, the sports facilities and the road connections, with residential released in phases alongside. That is the opportunity and the risk in the same sentence: you are entering a community at the start of its curve rather than buying into something already finished.
For buyers, the practical consequence is timing. Hudayriyat pricing reflects an island still being delivered, which is lower than comparable waterfront in a built-out community. What you give up is certainty about what the surroundings will look like and when, and the ability to walk a finished neighbourhood before you commit. That is exactly the gap a site visit video is meant to close, which is why I film the island itself rather than only the show unit.

Where Modon builds

Rather than building across Abu Dhabi, Modon has concentrated on a single island it masters in full.

Why buyers choose Modon

Three reasons this developer comes up with off-plan buyers in Abu Dhabi.

Entry pricing on a new masterplan

Hudayriyat is early in its delivery cycle, so pricing sits below comparable waterfront in established communities. Buyers entering at this stage take on more uncertainty about the finished surroundings in exchange for that difference.

Infrastructure built alongside the homes

Modon is delivering the island's roads, beaches, sports facilities and public realm as part of the same programme, rather than leaving amenities to arrive years after residents do. This is the main argument for buying into a masterplan developer over a single-plot builder.

Low-density island location

Hudayriyat is fifteen minutes from the airport and twenty from the financial centre, with a density and open-space ratio that most mainland Abu Dhabi development cannot offer. Values move with the wider market and no return is guaranteed.

Hudayriyat Island

An island built around sport, beaches and open space, linked to the mainland by tunnel. Fifteen minutes from the airport, twenty from the financial centre. Residential is being released in phases alongside the island’s public infrastructure, so what you are buying is partly a masterplan commitment rather than a finished neighbourhood. Suits buyers with a long hold horizon who want waterfront at a lower entry point than established communities offer.

Modon Properties: common questions

Modon Properties is the real estate development arm of Modon Holding, an Abu Dhabi company listed on the Abu Dhabi Securities Exchange. It is best known for Hudayriyat Island, the masterplanned island development off Abu Dhabi connected to the mainland by tunnel.

Modon’s residential development is focused in Abu Dhabi, principally on Hudayriyat Island. It is not a Dubai developer, so if you are searching for Modon projects in Dubai you may be thinking of a different company.

Yes, where the project sits within one of Abu Dhabi’s designated investment zones, which permit freehold ownership by all nationalities with no residency requirement. Confirm the zone status of a specific project before committing, as it determines what form of ownership you receive.

It is built around sport, beaches and open space rather than retail and high-rise, with a tunnel connection to the mainland putting it fifteen minutes from the airport. It is still being delivered, so parts of the island are complete and parts are under construction. This is worth seeing on video before you buy, because the gap between the masterplan renders and the current state of the island is the single biggest unknown for a buyer.

It depends entirely on your holding period. Entry pricing is lower than comparable established waterfront because the community is early in its cycle, which is where the potential upside sits. The trade-off is that resale before handover is harder in Abu Dhabi than Dubai, and the surrounding infrastructure is a commitment rather than a completed fact. If you may need to exit within two years, this is not the right purchase.

Off-plan buyer payments in Abu Dhabi are required to be held in a regulated escrow account and released against verified construction progress rather than paid directly to the developer. This protects funds from being spent on unrelated projects. It is not a guarantee of delivery on schedule.

A purchase at or above AED 2 million may make you eligible for a 10-year residence visa. The threshold is federal rather than emirate-specific. Whether an off-plan unit qualifies before handover is set by the ICP and the rules change, so confirm current requirements before buying for residency purposes.
