Shortlist and hold
We send you walkthrough videos, floor plans, and payment schedules for projects that match your budget and purpose. Once you choose a unit, we place a hold with the developer while you review the numbers. No payment is required to hold.
Reservation and sign the SPA
You pay the booking deposit and sign the Sales and Purchase Agreement with the developer. The unit is then registered with the relevant land authority (the Dubai Land Department in Dubai, ADREC in Abu Dhabi), which records your interest in the property before it exists physically.
Construction-linked payments
Instalments fall due as the build hits agreed milestones. Payments go into the project escrow account, not directly to the developer, and are released to the developer only as verified construction progress is reported. We track your schedule and remind you ahead of each due date.
Snagging and handover
Before you take keys, the unit is inspected and defects are listed for the developer to fix. You settle the final payment, the title deed is issued in your name, and the property is yours. If you are investing rather than moving in, we can arrange furnishing and letting.
Handover
Snagging inspection, final payment, key collection. I handle handover and snagging for buyers who purchased through me, and can arrange leasing or property management afterwards.
