About developer

Who Emaar Properties are and what they build

Emaar Properties is a Dubai-based master developer and the company behind the Burj Khalifa, The Dubai Mall and Downtown Dubai. It is a publicly listed company on the Dubai Financial Market, and the Investment Corporation of Dubai, the Dubai government’s investment arm, holds a substantial shareholding. That part matters to overseas buyers more than any brochure line: Emaar is not a private developer whose balance sheet you have to take on faith.
What Emaar actually builds is master communities rather than standalone buildings. Dubai Hills Estate, Dubai Creek Harbour, Emaar Beachfront, Emaar South, The Valley, The Oasis, Arabian Ranches and Mina Rashid are all Emaar. Each one is planned as a complete district with its own retail, schools, parks and road network, which is why an Emaar apartment tends to sit inside something that already works rather than on a plot surrounded by construction.
For an off plan buyer evaluating remotely, the practical arguments for Emaar are delivery history and liquidity. Emaar has been completing projects in Dubai for over two decades, and Emaar stock resells and rents more readily than stock from developers without that record. The practical argument against is price: you generally pay a premium per square foot for an Emaar address, and the largest percentage gains in Dubai have often come from earlier-cycle developers in earlier-cycle locations. Whether that premium is worth paying depends on whether you are optimising for safety or for upside, and I will give you a straight answer on that for your specific budget.

Why buyers choose Emaar

Three reasons, stated honestly rather than as a sales pitch.

Delivery record

Emaar has been completing projects in Dubai for more than two decades, through two full market cycles including 2008 and 2020. For an off plan buyer paying instalments against a building that does not exist yet, developer track record is the single most important variable, and it is the one most buyers weight least.

Resale and rental liquidity

Emaar stock in established communities tends to find buyers and tenants faster than comparable stock elsewhere. That matters at two moments that are easy to ignore at the point of purchase: when you want to exit, and when you need a tenant in place to service a mortgage.

You are buying the community, not just the unit

Dubai Hills Estate, Emaar Beachfront and Dubai Creek Harbour are planned, built and managed as whole districts by one developer. The schools, retail, parks and road network come from the same programme as the building. That is what holds value after the renders stop being new.

And the honest counterpoint

You pay an Emaar premium per square foot, and you will usually find higher headline yields and larger percentage upside with other developers in earlier-cycle locations. Emaar is the lower-variance choice, not the highest-return one. If your priority is maximum appreciation and you can tolerate more developer risk, say so on our call and I will show you other options. I sell across all the major UAE developers, so I have no reason to push you toward one.

HOW TO BUY

Buying an Emaar property step by step

Seven steps from first call to keys in hand. You can complete
every one of them without getting on a plane

01

Shortlist and hold
I share live Emaar availability, including floors, lines and views, and hold your preferred unit while you review the numbers. No cost to hold.

02

Reservation
Sign the reservation form and pay the booking deposit, typically 10 to 20 percent depending on the project.

03

SPA and DLD registration
Instalments follow the construction schedule and are paid into a RERA-regulated project escrow account, released to Emaar against verified build progress. Not to Emaar directly, and never to me.

04

Milestone payments
04. Instalments follow the construction schedule and are paid into a RERA-regulated project escrow account, released to Emaar against verified build progress. Not to Emaar directly, and never to me.

05

Handover
Snagging inspection, final payment, key collection. I handle handover and snagging for buyers who purchased through me, and can arrange leasing or property management afterwards.

PAYMENT PLANS

How Emaar payment plans work

This section exists because “emaar payment plan” and “emaar post handover payment plan” are searched independently of any specific project, and almost nobody explains the structures properly.
Emaar sells off plan on construction-linked plans. You pay a booking deposit on reservation, then instalments tied to build milestones, then a final payment at handover. The split is expressed as two numbers: the percentage paid during construction and the percentage due at completion. An 80/20 means 80 percent across the build and 20 percent at handover. A 60/40 means 60 percent across the build and 40 percent at handover.

Which split is better for you is not a question of which sounds cheaper.

A plan weighted toward handover keeps more cash in your pocket now and leaves you facing a large single payment at a date several years out, when mortgage conditions and your own circumstances are unknowable. A plan weighted toward construction costs more now and removes that risk. If you cannot say today where the handover payment will come from, take the front-loaded plan.

Post-handover payment plans Are offered on selected Emaar projects

Not all of them. These let you continue paying a portion of the price in instalments after you have taken the keys, which means you can be renting the unit out while you are still paying for it. They are the most buyer-friendly structure in the market when they are available, and they are not always available. Ask me which current Emaar projects have one rather than assuming.

Costs on top of the price:

The 4 percent DLD registration fee plus admin charges, Emaar's own administrative fees, and the annual service charge once you take handover. The service charge is the one overseas buyers most often leave out of their yield calculation, and on a branded or high-amenity building it is not a rounding error.

Emaar: Common questions

Emaar Properties is a publicly listed company traded on the Dubai Financial Market. The Investment Corporation of Dubai, the investment arm of the Government of Dubai, holds a substantial shareholding, with the remainder held by institutional and retail investors. Emaar was founded by Mohamed Alabbar.

Emaar is not wholly government owned. It is a public joint stock company listed on the Dubai Financial Market, in which the Investment Corporation of Dubai, the Dubai government’s investment arm, is a major shareholder alongside institutional and private investors.

Emaar is best known for the Burj Khalifa and Downtown Dubai, and for developing complete master communities rather than standalone buildings, with retail, schools, parks and infrastructure delivered as part of the same programme as the homes.

Emaar’s live off plan releases change as new projects launch and existing ones sell out. The projects listed on this page are the Emaar releases currently available through H&S Real Estate, with prices and payment plans confirmed against Emaar’s latest price list.

Emaar sells off plan on construction-linked payment plans, with a booking deposit on reservation, instalments tied to construction milestones, and a final payment at handover. Post-handover payment plans, where part of the price is paid in instalments after you take the keys, are offered on selected Emaar projects rather than all of them.

Service charges are the annual fees paid by owners for the maintenance, security, cleaning and management of the building and its shared facilities, charged per square foot and set per project. Emaar service charges vary considerably by community and building type, with branded and high-amenity developments carrying higher charges than standard stock. Always ask for the projected service charge for your specific unit before buying, and factor it into any rental yield calculation.

Yes. Reservation, the Sales and Purchase Agreement and Dubai Land Department registration can all be completed remotely or through a power of attorney, and a video walkthrough of the plot, unit and outlook replaces the site visit.

Emaar’s residential development activity is overwhelmingly concentrated in Dubai, and its major master communities are all Dubai based. If you are looking specifically for Abu Dhabi, the relevant developers are Aldar and Modon, both of which I also sell. See Abu Dhabi projects

Neither is better in the abstract, and the honest answer depends on what you are optimising for. Emaar generally offers a longer delivery record, stronger resale and rental liquidity, and a price premium per square foot. Other developers, Damac among them, often price below Emaar in comparable locations and can offer higher headline yields and more aggressive payment plans. Emaar is the lower-variance choice. If you want maximum upside and can carry more developer risk, it may not be the right fit, and I sell across all the major UAE developers so I have no incentive to push you either way.

A property purchase at or above AED 2 million currently meets the property value threshold for the 10 year property investor Golden Visa, so a buyer may qualify. Eligibility is not automatic and depends on the registered value, the status of the purchase, your payment position on an off plan unit, and the ICP and Dubai Land Department rules in force when you apply.

Payments on off plan purchases in Dubai are made into a RERA-regulated project escrow account rather than directly to the developer, and funds are released against verified construction progress. This is a legal requirement for off plan sales in Dubai and is the main structural protection available to an off plan buyer.
