Bay Estate

Within the wider vision of Dubai Islands, Bay Estate offers something more personal. Thoughtfully designed homes, landscaped neighbourhoods and curated amenities come together in a private island setting shaped by the water. Balancing openness with a sense of belonging, it is a place to put down roots, bring generations together and create a life that feels entirely your own.

Bay Estate, Dubai Islands

Investing for capital growth, or buying a home on the water? Bay Estate is Nakheel’s villa and townhouse community on Dubai Islands, with 357 homes across five unit types, plus 60 private plots on the waterfront and the beach for buyers who want to build their own. Prices run from an average of AED 5.9M for a 3 bedroom townhouse to AED 20M for a beach plot. The payment plan is 20 percent down with 40 percent at handover in January 2031.

Never been to Dubai Islands? It is a four-island development off Deira, reached by a dedicated bridge from Al Khaleej Street, 18 minutes from Dubai International Airport and 28 minutes from Downtown. Bay Estate is low density by Dubai standards: more than 30 percent of the land is open space and the planned population is around 18,000. Nakheel is the sole developer, which means one design code and one delivery programme across the whole community.

WHY OFF-PLAN

Benefits of buying off-plan property

Off-plan units are typically priced below equivalent completed stock, and the cost is spread rather than paid at once. Launch pricing is usually the lowest the developer will offer for that project.
Construction-linked schedules, and in some projects post-handover plans, keep cash flow manageable. For overseas buyers this often removes the need for UAE mortgage financing during the build.
At launch you choose from the full inventory: floor, aspect, layout, and view. By the time a project completes, the best-positioned units are long gone.
Buyers may benefit from price movement between launch and handover in active UAE corridors. Property values can fall as well as rise, and no return is guaranteed.

Off-plan is not risk-free. Completion dates can move, the finished unit can differ from the renders, and you are committing capital to something you cannot inspect. Escrow regulation protects your payments against misuse, but it does not guarantee delivery on schedule or a particular resale value. Check the developer’s track record on handover dates, read the SPA’s delay and compensation clauses, and understand the resale restrictions before you sign.

Off-plan property in the UAE: common questions

Off-plan means buying a property before construction is complete, directly from the developer. You reserve a unit from floor plans and renders, pay a booking deposit, and then pay the balance in instalments linked to construction progress. Ownership transfers at handover once the title deed is issued.
Yes. Non-residents can buy freehold property in designated areas in both Dubai and Abu Dhabi, with no requirement to live in the UAE or hold residency first. You do not need to be in the country to purchase; the process can be completed remotely with a power of attorney or by signing documents digitally, depending on the developer.
Buyer payments are legally required to be held in a project escrow account and released to the developer only against verified construction milestones, which protects your money from being spent on unrelated projects. The main residual risks are construction delay and the finished product differing from what was marketed, so developer track record matters. Check the delay and compensation clauses in the Sales and Purchase Agreement before signing.
Booking deposits typically range from 5% to 20% of the purchase price depending on the developer and project. Registration fees are additional: in Dubai the Dubai Land Department charges 4% plus admin fees. Abu Dhabi fees are set separately by ADREC.
A post-handover plan lets you continue paying instalments after you have received the keys, usually over one to five years. It is common on newer launches and is useful if you intend to rent the unit out, because rental income can contribute to the remaining payments.
Usually yes, but only after you have paid a minimum percentage of the price set by the developer, commonly 30% to 40%. This is called assignment or resale on the secondary market, and the developer charges a transfer fee. The exact threshold is in your SPA.
Property purchases at or above AED 2 million may qualify the buyer for a 10-year Golden Visa. Eligibility rules for off-plan purchases, including whether the visa can be issued before handover, are set by the ICP and change periodically. Confirm current requirements before buying for residency purposes.
Dubai has a larger and more liquid market with more launches, more resale activity, and more established investor demand. Abu Dhabi tends to have lower entry pricing and is seeing major masterplan development on Hudayriyat Island, Yas Island, and Saadiyat. The right choice depends on whether you are prioritising resale liquidity, rental demand, or long-term hold.
