WHY OFF-PLAN

Benefits of buying off-plan property

Off-plan units are typically priced below equivalent completed stock, and the cost is spread rather than paid at once. Launch pricing is usually the lowest the developer will offer for that project.
Construction-linked schedules, and in some projects post-handover plans, keep cash flow manageable. For overseas buyers this often removes the need for UAE mortgage financing during the build.
At launch you choose from the full inventory: floor, aspect, layout, and view. By the time a project completes, the best-positioned units are long gone.
Buyers may benefit from price movement between launch and handover in active UAE corridors. Property values can fall as well as rise, and no return is guaranteed.

Before you commit

Off-plan is not risk-free. Completion dates can move, the finished unit can differ from the renders, and you are committing capital to something you cannot inspect. Escrow regulation protects your payments against misuse, but it does not guarantee delivery on schedule or a particular resale value. Check the developer’s track record on handover dates, read the SPA’s delay and compensation clauses, and understand the resale restrictions before you sign.

Marsa Al Saadiyat villas: common questions

Marsa Al Saadiyat is Aldar’s newest masterplan on Saadiyat Island in Abu Dhabi, described by the developer as the island’s final chapter of waterfront living. It spans roughly 744 hectares with 8km of coastline, 129 hectares of green open space and around 3.8 million sqm of total GFA, and will include the largest marina in Abu Dhabi.
They are the first residential address released at Marsa Al Saadiyat: two gated communities totalling 351 standalone villas. Talay has 167 villas arranged around greenery and family life. Talay Beach Villas has 184 villas positioned closer to the shoreline with easy access to the beach and waterfront. If you specifically want beachfront, Talay Beach is the one to look at.
Both communities offer 4, 5 and 6 bedroom layouts across two floors with private backyards. At Talay, the 4 bedroom sits on an average 736 sqm plot with 502 sqm gross saleable area, the 5 bedroom on 841 sqm with 582 sqm, and the 6 bedroom on 883 sqm with 630 sqm. At Talay Beach, the 4 bedroom is on 736 sqm with 506 sqm, the 5 bedroom on 857 sqm with 587 sqm, and the 6 bedroom on 860 sqm with 634 sqm. Layouts include a maid’s room, wet kitchen, formal and family living areas, a family retreat upstairs and a provisional lift shaft.
Pricing starts from AED 13.5M. The final figure depends on which community, how many bedrooms, the plot size and how close the villa sits to the beach. Because this is a first release, availability and pricing change often, so request the current price list.
A 50/50 plan: 50% paid across the construction period and 50% on handover. Mortgage pre-approval is not required during the construction phase. The exact instalment dates and percentages are set by Aldar on the project payment schedule, so confirm them in writing before you book.
Talay is expected to complete in Q4 2029 and Talay Beach Villas in Q4 2030. Off-plan completion dates are set by the developer and can move, so read the delay and compensation clauses in the Sales and Purchase Agreement.
Jogging tracks, cycling loops, landscaped green spaces, a gym and fitness facilities, padel courts, a community pool and a separate kids’ pool, an aflaj water feature running through the community, an outdoor majlis pavilion, picnic areas, a pet park, a kids’ play area, a kids’ discovery garden, EV charging stations and exclusive beach access. A landmark fountain is exclusive to Talay and a kitchen garden is exclusive to Talay Beach Villas. Both communities are gated with 24/7 security and community maintenance, with a retail hub, cafes and dining within 1km.
Marsa Al Saadiyat has five private schools, one public school and six nurseries within walking distance, with NYU Abu Dhabi and Berklee Abu Dhabi next door. Eight of Saadiyat’s cultural destinations, including the Louvre Abu Dhabi, Guggenheim Abu Dhabi, Zayed National Museum, the Natural History Museum, teamLab Phenomena and the Abrahamic Family House, sit approximately five minutes away. By car, Aldar quotes roughly 12 minutes to ADGM, 18 minutes to Abu Dhabi city, 20 minutes to Yas Island, 23 minutes to Zayed International Airport and around 85 minutes to Dubai, all under normal traffic conditions.
Non residents can buy freehold property in designated investment areas in Abu Dhabi, with no requirement to live in the UAE or hold residency first, and the purchase can usually be completed remotely. Property purchases at or above AED 2 million may qualify a buyer for a 10 year Golden Visa, and villa pricing here starts well above that threshold. Eligibility rules for off-plan purchases are set by the ICP and change periodically, so confirm current requirements before buying for residency purposes.
Villas come with integrated smart home systems covering lighting, climate and security, and two interior palettes (light and dark) alongside warm and cool metal finish schemes. Facades are offered in two architectural collections per community: Signature and Sculpted at Talay, Horizon and Coastal at Talay Beach. The masterplan targets an Estidama 3 Pearl rating, with a stated 30% or more reduction in energy consumption and a 42% reduction in water consumption, using low-emitting, recycled and regionally sourced materials.
We film projects on camera so you can judge the location, layouts and finish quality remotely. Request the video walkthrough for Marsa Al Saadiyat and we will send it with the brochure, floor plans and full payment schedule, then answer your questions on a booked video call.
