About developer

Who Eagle Hills are and what they build

Eagle Hills is a privately held real estate investment and development company based in Abu Dhabi, founded in 2014 and chaired by Mohamed Alabbar, the founder of Emaar. That connection is the first thing most buyers notice, and it is relevant: Eagle Hills plans large mixed-use destinations with homes, retail, hotels and public space delivered together, the same approach that built Downtown Dubai.

It is important to be clear about what Eagle Hills is not. It is not Emaar, it is not publicly listed, and it does not publish accounts the way a listed developer does. In Sharjah it develops through Eagle Hills Sharjah Development, a 50:50 partnership with the Sharjah Investment and Development Authority (Shurooq), which brings a government partner into the delivery. In Abu Dhabi it develops Ramhan Island on its own account.

In the UAE, the two names that matter are Maryam Island, a waterfront district on the Al Khan coastline in central Sharjah, and Ramhan Island, a natural island off the coast of Abu Dhabi with beaches and mangroves. They sit at very different price points. Maryam Island apartments are priced for Sharjah, while Ramhan villas are priced as ultra-prime Abu Dhabi waterfront. So “an Eagle Hills property” tells you little on its own. What matters is which island.

Why buyers choose Eagle Hills

Three reasons buyers consider Eagle Hills, and the caveats that go with them.

The master-planning approach behind Downtown Dubai

Eagle Hills is chaired by Mohamed Alabbar, who founded Emaar. Its projects follow the same idea: build a complete destination with retail, hospitality and public space, not just residential blocks. That is what tends to hold value after the renders stop being new.

Two islands at two very different price points

Maryam Island gives you waterfront living in central Sharjah, minutes from Al Majaz and the Al Khan beaches, at Sharjah prices. Ramhan Island gives you a natural island off Abu Dhabi, around fifteen minutes from the airport, at ultra-prime villa prices. Few developers offer both ends.

A government partner in Sharjah

Maryam Island is developed through Eagle Hills Sharjah Development, a 50:50 partnership with Shurooq, the Sharjah Investment and Development Authority. For an overseas buyer paying instalments, having the emirate's own investment authority inside the project is a meaningful layer of backing.

Read the name properly

The Alabbar connection is real, but Eagle Hills is a separate, privately held company. Emaar does not stand behind its projects, and Eagle Hills does not publish accounts the way a listed developer does. Judge each project on its own delivery progress, escrow arrangements and contract terms.
What the record genuinely supports: Eagle Hills has delivered large mixed-use destinations at home and abroad. What it does not support: any specific return on a specific unit.

And the honest counterpoint

Sharjah's resale and rental markets are smaller and slower than Dubai's, so Maryam Island suits end-users and long holders better than short-term flippers. Ramhan Island is early in its delivery, so you are buying a masterplan commitment rather than a finished neighbourhood. Both can be the right purchase, but not for the same buyer.

HOW TO BUY

Buying an Eagle Hills property step by step

Five steps from first call to keys in hand. You can complete
every one of them without getting on a plane.

01

Shortlist and hold
I share live Eagle Hills availability, including floors, views and plot positions, and hold your preferred unit while you review the numbers. No cost to hold.

02

Reservation
Sign the reservation form and pay the booking deposit. The amount depends on the project, and I confirm it against the current price list before you commit.

03

SPA and registration
Eagle Hills issues the Sale and Purchase Agreement and the unit is registered with the land registry of the emirate it sits in: Sharjah for Maryam Island, Abu Dhabi for Ramhan Island. Fees and paperwork differ between the two. All of it can be completed remotely or by power of attorney.

04

Instalment payments
Instalments follow the schedule in your agreement and are paid into the project escrow account named in it, released against verified construction progress. Never to me.

05

Handover
Snagging inspection, final payment, key collection. I handle handover and snagging for buyers who bought through me, and can arrange leasing or property management afterwards.

PAYMENT PLANS

How Eagle Hills payment plans work

Eagle Hills sells off plan on construction-linked plans. You pay a booking deposit on reservation, then instalments during the build, then a final balance at handover. The split differs between projects and between phases of the same island, so the only reliable source is the price list for the unit you are looking at. I send it before you reserve.

Sharjah and Abu Dhabi work differently.

Maryam Island is registered in Sharjah and Ramhan Island in Abu Dhabi. Each emirate has its own land registry, its own registration fee and its own process. The same developer name does not mean the same costs, so compare the full cost of each purchase, not just the price.

The number to plan around is always the handover payment.

Whatever the split, the balance due at handover is usually the largest single payment you make. Decide now whether it will be cash or finance. If it is finance, accept that mortgage conditions several years out cannot be known today. Thinking about it at reservation rather than at handover is how you avoid the most common off plan mistake.

Villas and apartments behave differently.

A Ramhan Island villa is a multi-million dirham commitment where the handover balance alone can exceed the whole price of a Maryam Island apartment. Match the plan to your cash flow, not to the headline percentage.

Costs on top of the price:

The registration fee in the relevant emirate plus admin charges, Eagle Hills' own administrative fees, and the annual service charge once you take handover. The service charge is the cost overseas buyers most often leave out of their yield calculation.

Eagle Hills: common questions

Eagle Hills is a privately held real estate investment and development company based in Abu Dhabi, chaired by Mohamed Alabbar. It is not publicly listed.

No. Eagle Hills and Emaar share a founder in Mohamed Alabbar, but they are separate companies. Emaar does not stand behind Eagle Hills projects.

Its main UAE projects are Maryam Island in Sharjah and Ramhan Island off Abu Dhabi, along with hospitality and waterfront projects elsewhere in Sharjah and in Fujairah.

Maryam Island is developed by Eagle Hills Sharjah Development, a 50:50 partnership between Eagle Hills and Shurooq, the Sharjah Investment and Development Authority.

Yes, in the designated zones where freehold is open to all nationalities. The rules are set by each emirate, so confirm the ownership terms for the specific project, Sharjah or Abu Dhabi, before you reserve.

Yes. Reservation, the Sale and Purchase Agreement and registration can be completed remotely or through a power of attorney, and a video walkthrough of the unit and the island replaces the site visit.

Eagle Hills sells off plan on construction-linked plans, with a booking deposit, instalments during construction and a balance at handover. The split varies by project and phase, so always check the current price list.

Service charges are annual fees for maintenance, security, cleaning and management of the building and shared facilities, charged per square foot and set per project. Ask for the projected figure for your unit before buying and include it in any yield calculation.

A property purchase at or above AED 2 million currently meets the value threshold for the 10 year property investor Golden Visa, so a buyer may qualify. Eligibility is not automatic and depends on the registered value, the status of the purchase, your payment position on an off plan unit, and the ICP rules in force when you apply.

Off plan payments should be made into the project escrow account named in your agreement, not to the developer directly or to any agent, and released against verified construction progress. Confirm the escrow details in the SPA before paying anything.

Eagle Hills releases new phases periodically, and the best units are often allocated before the public launch. I keep an early-access list and notify it ahead of each Eagle Hills launch I have an allocation for.
