Off-Plan Projects in Dubai

New launches across Dubai Hills Estate, Dubai Islands and the wider city, sold direct from the developer on a payment plan, each one filmed on site before it reaches your shortlist.

ff-plan projects in Dubai

Dubai is the largest and most liquid off-plan market in the region, and the problem is not finding a project. There are hundreds live at any time, and dozens more launching every month. The problem is that most of them will not suit what you are trying to achieve, and the marketing around all of them looks identical.
What separates them is the things the brochure does not lead with: how the developer performs on handover dates, what the payment schedule actually looks like when you map it against your cash flow, how many units in the building are investor-owned and will hit the rental market at the same time, and what is being built on the plot next door.
Foreign buyers can own freehold in Dubai’s designated freehold areas, with no residency requirement and no need to be in the country to complete. The Dubai Land Department regulates registration and escrow, and every off-plan sale is recorded with the DLD before the building exists.
We work on primary market only: new launches sold direct from developers, with the full payment schedule and a walkthrough video for every project.

DUBAI GUIDE

Buying off-plan in Dubai

Dubai’s off-plan process is well documented and heavily regulated, which is why it works for buyers who are never in the country. Here is the shape of it.

Booking deposit

5% to 20% Paid on reservation. The balance follows the construction schedule.

Registration fee

4% in Dubai Dubai Land Department fee plus admin charges, payable on registration.

Interim registration

Oqood Off-plan units are recorded on the DLD's Oqood system before the title deed is issued at handover.

Escrow protection

RERA-regulated Buyer funds sit in a project escrow account and are released against verified build milestones.

PROCESS

How an off-plan purchase works in Dubai

From first hold to handover, this is the standard UAE buying journey for overseas and resident buyers.

01

Shortlist and hold
We send walkthrough videos, floor plans and payment schedules for projects that match your budget and purpose. Once you choose a unit, we place a hold with the developer while you review the numbers. No payment is required to hold.

02

Reserve and sign the SPA
You pay the booking deposit and sign the Sales and Purchase Agreement. The unit is registered with the Dubai Land Department and recorded on Oqood, which establishes your legal interest in a property that does not physically exist yet.

03

Construction-linked payments
Instalments fall due as the build hits agreed milestones. Payments go into the project escrow account rather than to the developer directly, and are released against verified construction progress. We track your schedule and remind you ahead of each due date.

04

Snagging and handover
The unit is inspected before you take keys and defects are listed for the developer to fix. You settle the final payment, the title deed is issued in your name, and the property is yours.

WHY DUBAI

What Dubai offers that Abu Dhabi does not

The deepest buyer pool in the region. If you need to exit before handover, Dubai is where that is realistic, subject to the assignment threshold in your contract.

More launches means more chance of finding the specific thing you want: a particular layout, a particular view, a particular payment structure.

A large transient and expatriate population supports consistent letting demand across most of the city, though yields vary sharply by community.

Many Dubai communities are built out, so you can inspect the finished product next door rather than relying on renders. Values can fall as well as rise, and no return is guaranteed.

What to weigh before you commit

Volume is also the risk. More launches means more competition at handover, and in a building where most units were bought by investors, a large number of apartments hit the rental market in the same month you do. Supply in any single community can outrun demand for a period. Check how many units are in the project and how many comparable ones are completing nearby in the same year, read the delay and compensation clauses in the SPA, and confirm the assignment threshold before you assume you can sell early.

Off-plan property in Dubai: common questions

Yes. Foreign nationals can own freehold property in Dubai’s designated freehold areas, with no requirement to hold UAE residency and no requirement to be in the country to complete. Most of the areas buyers ask about, including Dubai Hills Estate, Dubai Islands and the Palm communities, are freehold.
Oqood is the Dubai Land Department system that records off-plan sales before a title deed can be issued. When you buy off-plan, your purchase is registered on Oqood, which establishes your legal interest in the unit during construction. The title deed replaces it at handover.
The Dubai Land Department registration fee is 4% of the purchase price, plus admin charges. Depending on the project there may also be developer administration fees and, after handover, annual service charges based on the unit’s size. Service charges are the cost most overseas buyers forget to budget for.
Buyer payments are legally required to be held in a RERA-regulated escrow account and released to the developer only against verified construction progress, which prevents funds being spent on other projects. It does not guarantee delivery on schedule. The practical protection is choosing a developer with a handover record you have checked.
Usually yes, once you have paid a minimum percentage of the price set by the developer, commonly 30% to 40%. This is called assignment. The developer charges a transfer fee and the DLD charges a registration fee on the new buyer. The exact threshold is in your SPA, so read it before you buy if early exit is part of your plan.
Dubai for liquidity, choice and resale options. Abu Dhabi for lower entry pricing and less competition at launch, if you are prepared to hold to handover. The honest version is that Dubai suits buyers who may need to exit early and Abu Dhabi suits buyers who will not.
No. Reservation, contracts and payments can all be completed remotely, which is why every project is filmed on site. You should be able to see the location, the surroundings and the current build stage before committing, not just the renders.
A purchase at or above AED 2 million may make you eligible for a 10-year residence visa. Eligibility is decided by the UAE authorities and the rules change, including on whether off-plan units qualify before handover, so no agent can promise approval. Confirm current requirements before buying for residency purposes.
